What do I have to consider when I'm planning a new server room for a small company (30 PCs, 5 servers, a couple of switches, routers, UPS...)?

We are looking for portable industrial aircond for our server room which whould blow hot air to the sealing cavity, split-system is not an option (http://www.ikoo.com.au/Aircond.png).
