• What Will Happen to Real Estate Leases when Operating Leases are Gone?

  Many people are concerned about what will happen to real estate leases when FASB and IASB abolish operating leases. They plan to unveil the proposed standards on treating leases this summer as part of the convergence project but no "finalized ruling" is expected for at least a year because it will need to get formal consensus from many players, such as the SEC, American Association of Investors, Congress, the Big Four, American Associate of Realtors, the international equivalents of these, etc. If your accounting is a bit rusty, an Operating Lease is where you lease equipment or some asset for a shorter period than the actual (expected) life of the asset and then give the asset back while it still has some useful life in it. (Think leasing a car). Because an Operating Lease does not contain any of the provisions that would qualify it as a Capital Lease, the lease is not treated as a sale or purchase and hits the lessee's rental expense and the lessor's revenue. So it all stays on the P&L (assuming no prepayments are made). Capital Leases, on the other hand, hit lessee's and lessor's balance sheets because the asset is treated as a sale. (I'm ignoring interest and depreciation here to emphasize my point). Question: What will happen to real estate leases when Operating Leases go away and how will Oracle Financials address these changes? Before I attempt to address these questions, here's a real-life example to expound on some of the issues: Let's say a U.S. retailer leases a store in a mall for 15 years. Under U.S. GAAP, the lease is considered an operating or expense lease. Will that same lease be considered a capital lease under IFRS? Real estate leases are supposedly going to be capitalized under IFRS. If so, will everyone need to change all leases from operating to capital? Or, could we make some adjustments so we report the lease as an expense for operations reporting but capitalize it for SEC reporting? Would all aspects of the lease be capitalized, or would some line items still be expensed? For example, many retail store leases are defined to include (1) the agreed-to rent amount; (2) a negotiated increase in base rent, e.g., maybe a 5% increase in Year 5; (3) a sales rent component whereby the retailer pays a variable additional amount based on the sales generated in the prior month; (4) parking lot maintenance fees. Would the entire lease be capitalized, or would some portions still be expensed? To help answer these questions, I met up with our resident accounting expert and walking encyclopedia, Seamus Moran. Here's what he had to say: Oracle is aware of the potential changes specific to reporting/capitalization of real estate leases; i.e., we are aware that FASB and IASB have identified real estate leases as one of the areas for standards convergence. Oracle stays apprised of the on-going convergence through our domain expertise staff, our relationship with customers, our market awareness, and, of course, our relationships with the Big 4. This is part of our normal process with respect to regulatory compliance worldwide. At this time, Oracle expects that the standards convergence committee will make a recommendation about reporting standards for real estate leases in about a year. Following typical procedures, we also expect that the recommendation will be up for review for a year, and customers will then need to start reporting to the new standard about a year after that. So that means we would expect the first customer to report under the new standard in maybe 3 years. Typically, after the new standard is finalized and distributed, we find that our customers then begin to evaluate how they plan to meet the new standard. And through groups like the Customer Advisory Boards (CABs), our customers tell us what kind of product changes are needed in order to satisfy their new reporting requirements. Of course, Oracle is also working with the Big 4 and Accenture and other implementers in order to ascertain that these recommended changes will indeed meet new reporting standards. So the best advice we can offer right now is, stay apprised of the standards convergence committee; know that Oracle is also staying abreast of developments; get involved with your CAB so your voice is heard; know that Oracle products continue to be GAAP compliant, and we will continue to maintain that as our standard. But exactly what is that "standard"--we need to wait on the standards convergence committee. In a nut shell, operating leases will become either capital leases or month to month rentals, but it is still too early, too political and too uncertain to call out at this point.

I am pretty impressed with the documentation and I am personally referencing it every single day when I work with Big Data. Haddop - The Apache Hadoop® project develops open-source software for reliable, scalable, distributed computing. Ambari: A web-based tool for provisioning, managing, and monitoring Apache Hadoop clusters which include support for Hadoop HDFS, Hadoop MapReduce, Hive, HCatalog, HBase, ZooKeeper, Oozie, Pig and Sqoop. Ambari also provides a dashboard for viewing cluster health such as heat maps and ability to view MapReduce, Pig and Hive applications visually along with features to diagnose their performance characteristics in a user-friendly manner. Avro: A data serialization system. Cassandra: A scalable multi-master database with no single points of failure. Chukwa: A data collection system for managing large distributed systems. HBase: A scalable, distributed database that supports structured data storage for large tables. Hive: A data warehouse infrastructure that provides data summarization and ad hoc querying. ZooKeeper: A high-performance coordination service for distributed applications. Learn from Vendors One of the biggest issues with about learning Big Data is setting up the environment. Every Big Data vendor has different environment request and there are lots of things require to set up Big Data framework. Many of the users do not start with Big Data as they are afraid about the resources required to set up framework as well as a time commitment. Here Hortonworks have created fantastic learning environment. They have created Sandbox with everything one person needs to learn Big Data and also have provided excellent tutoring along with it. Sandbox comes with a dozen hands-on tutorial that will guide you through the basics of Hadoop as well it contains the Hortonworks Data Platform. I think Hortonworks did a fantastic job building this Sandbox and Tutorial. Though there are plenty of different Big Data Vendors I have decided to list only Hortonworks due to their unique setup. • “No Network Devices Available” for BCM43241(SDIO) after fresh install of 13.10

  I have a laptop vaio duo 13 which has a broadcom 43241 wireless card. My problem is similar to this one Broadcom Wi-Fi Adapter not recognized . I tried to install the driver brcmfmac(SDIO) here http://wireless.kernel.org/en/users/Drivers/brcm80211 and copied the nvram to /lib/firmware/brcm as the page tells, but this didn't work. Most questions I searched are about br43 such as How to Install Broadcom Wireless Drivers (BCM43xx) . I tried part of solution like unblock all in rfkill, put an # in front of blacklist bcm43xx, but none worked. I didn't uninstall or install any drivers such as b43-installer, b43legacy-installer, bcmwl-kernel-source (only tried b43-fwcutter) because they are not compatible with bcm43241. • Can't add more than eight keyboard layouts

  I read this article where is a workaround to add maximum eight keyboard layouts. But my questions are: I would like to try this, but I see they've written there something with "gnome" in the script. In my Ubuntu, 13.04, I have Unity. What do I do? I would have to do this for four x four keyboard layouts (to have 13 keyboard layouts). This script, however, is designed for two x four keyboard layouts. How do I get the four x four? I would really appreciate your tips and hints on this. And I would kindly ask you to keep it simple, if possible, because I'm really no expert in both Ubuntu and computers in general.

  I encountered a developer who wanted some outside advice on their teams project. I found out they're developing a huge software suite for the companies executives, project manager and developers that can calculate metrics automatically and graph them per iteration. As a student from a computer science background I know very little on metrics and their importance, but my questions are: Do most companies have some way, doesn't have to be an elegant program, to measure meaningful metrics? Which metrics, single or combined, help you narrow down your projects scope and estimates? As a person who analyzes metrics, how often do you base decisions off of them? IE. Tests failed per week is increasing drastically? Do you feel that the introduction of studying metrics has helped you understand the project better? • Google adwords API - credit card safety question

  Hi, Google is asking me to fax credit card xerox in order to activate adwords API in MCC. This really sucks imo... they could have had prepaid option. In any case, my questions: 1) Are there alternatives to this - is there a 3rd party provider who will give me this service without me sending them the credit card info? 2) How secure is it to send my credit card fax via some online fax service? 3) Do you think they will reject the application if I hide my CVV number in the fax? Any other thoughts appreciated :) thanks

  I'm somewhat of a novice to CSS. Anyway, I noticed that an extremely common method used in CSS is to have negative or off-screen positioning, whether it be to hide text or preload images or what have you. Even on SE sites, like StackOverflow and this website, have #hlogo a { text-indent: -999999em } set in their CSS. So I guess I have a few questions. is this valid CSS? or is it just a "hack"? are there downsides to doing things this way? why is this so common? aren't there better ways to hide content?

• How to program for constraints/rules

  First the background, during interviews in the past, many times I have been asked to design some or other variation of card game as programming puzzle, and I have tried to design it in OO way, but I have never been satisfied with my solutions. However it was not until recently that I realized that I had been approaching the problem from the wrong direction. Specifically I was trying to solve the problem by modeling individual card as an object. Problem with this is individual cards don't have any non-trivial intrinsic behavior and therefore are not suitable (or primary) candidate as objects. What is interesting and important about cards are rules and constraints, such as there could be only four suits, or only thirteen cards in each suit. Of course, then there are any number of rules for games. So my questions are Are there any idioms/constructs/patterns to program for rules & constraints. How many in 1 can be applied in conjunction with OO paradigm.

When I am assigned a problem I start off by Googling. Then, even when I find a solution, I keep trying for a better one until I find 2-3 options. Then I start learning it and choose the best performing solution. Even though I am learning a lot, this process gets me labeled as a low performer. My questions: As a novice, should I continue to use this learning process and not worry about my performance? Should I focus more on my performance and less on how the code performs?

  for work I need to get a a new and cheap graphics card for a dual boot machine: windows xp/ubuntu 12.04 LTS. The only requirements I have are: it should work 'flawlessly' in ubuntu (proprietary drivers are ok) it should handle Guild Wars 2 & League of Legends in windows xp (this is really the top priority as we need to be able to play at work :) - yes I have a cool job) I know nothing about graphics cards (and it seems to be a jungle out there). • Evolution - exchange-connector, Rackspace global catalog server

  I'm (trying to) switch to Ubuntu from Windows XP on my work laptop. Unfortunately, one of the dealbreakers is that I need full Exchange contact/calendar syncing. Our email is hosted by Rackspace (owa.mailseat.com). We login using the usernames of the format [email protected]. I'm trying to set up Evolution to use this account, using exchange-connector-setup-2.32. The first step, entering the OWA URL, usename and password works, and progresses to step 2, where I need to enter a Global Catalog server. I have no idea what to enter here. Everything fails. My questions are - What is the "Global Catalog server" - can I enter/run some dummy server here? - If its necessary, where can I get the information from this? I have a Windows XP machine synced up using Outlook 2007, so if I need to gather any information from that setup I can.
